Step 1
Choosing your new property

Making a deposit

We pay the seller a non-refundable deposit, usually in the range of 1000-3000 British pounds, to the company or its lawyer in order to fix the value of the object and withdraw it from sale. The deposit is part of the payment in the Sales Agreement and is payable in cash, by credit card or via bank transfer

Step 3
Property registration

The attorney conducts a full inspection of the property to ensure that the seller is the owner of the title and that the property is not subject to any encumbrances, mortgages, fees, liens or debts.

Step 4
Contract drafting and payment

The Sale and Purchase Agreement, which reflects all agreed terms and conditions of sale, technical specifications of the property, payment plan, etc., is drawn up in two languages ​​(Turkish and English or Turkish and Russian, which is very convenient) by a lawyer or a certified by a notary and can be issued to one or more persons.

After agreeing on the transaction, the Sale and Purchase Agreement is signed in the presence of a lawyer, the parties and two independent witnesses.

If you need to leave Cyprus before the contract is ready, you can draw up a power of attorney in which your authorized representative will sign it on your behalf.
At this stage, the first agreed payment is made. Typically 30%.

Step 5
Deal registration

In accordance with the legislation (Estate Agency Law), the Sale and Purchase Agreement must be registered with the Land Department within 21 days from the date of its signing. This issue is dealt with by the lawyer who draws up the transaction. After registering a contract for the purchase of real estate, you immediately become its owner. Registration is carried out in order to protect your rights: after it, no one, without your consent, will be able to dispose of the property, sell, pledge or encumber it in any way.

Step 6
Transfer of title to land

In order to register ownership – legal title (Kočani – Kočana) – on the land on which the purchased apartment or house stands, it is necessary to obtain permission to purchase real estate. To this end, lawyers submit an application for such permission to the Ministry of Internal Affairs on your behalf and deal with this issue until the application is considered. Among other documents, you will need to provide a certificate of good conduct with a notarized translation into English or Turkish.

After obtaining permission from the Council of Ministers, both the seller and the buyer pay the relevant taxes and the seller transfers full ownership of the property (land) to the buyer

If the buyer is not going to transfer the title to his name, this tax does not need to be paid
